Buyer’s Agent vs Seller’s Agent…

Which one is right for me?

Once you have made the decision to buy an investment property there are two types of Real Estate Agents that you will come across; The Buyer’s Agent (Buyers Advocate) and the Seller’s Agent and there is a significant difference between the two.

At the most simplistic level, the Seller’s Agent works for the seller (Vendor), and their job is to sell their property for which they get paid a commission.

The second type of Real Estate agent is a Buyer’s Agent, and as then name suggest, this agent works for the buyer, you, and acts as a conduit between the two parties, you, and the Selling Agent.

Think of a Buyer’s Agent as the middlemen, who has your best interests in mind, and who represents your goals and objectives when sourcing and negotiating the purchase of an investment property on your behalf.

As you know, buying an investment property at auction or the open market can be a very dauting and stressful process, especially in a very competitive market.

Often, investors miss out on securing premium investment properties by being out-bid at the auction, or simply being beaten by more skilled and sophisticated property investors who have more experience, or more confidence at negotiating price or terms of settlement with selling agents, or simply deeper pockets.
